Planning Promotion

Planning promotion for landowners.

Working together with landowners to maximise land value by gaining planning consents at no financial risk to the landowner.

Proposition

A planning route where interests are aligned.

Aside from developing our own real estate we look to work together with landowners to maximise land value by gaining planning consents at no financial risk to the landowner via Planning Promotion Agreements.

Planning Promotion Agreements, or PPA's, represent a way of working together with landowners, forming a partnership where both parties' interests are aligned. If a land or property owner wishes to add value to an asset through change of use or redevelopment, but is reluctant to take the risk of financial loss due to the cost of gaining or failing to win a planning consent, London & Provincial can work together with the client to realise that mutual goal.

London & Provincial would be remunerated via a percentage of the achieved market value when the asset is sold. Therefore, both parties' interests are aligned in maximising the value of the site.

Suitability

Sites and assets where planning value may be unlocked.

The model is relevant where a landowner or property owner believes a site may have stronger value through planning, redevelopment, change of use or a more strategic route to market.

Typical enquiries might include underused land, legacy commercial assets, buildings with conversion potential or sites where the owner wants professional planning input without taking on the full expenditure risk.
